A beautiful farmhouse with swimming pool on the Tuscany Umbria border, this villa has 5 bedrooms sleeping 10, Ca' di Bracco also has an adjoining tobacco drying tower where the owners live with its own separate garden and entrance. The villa is completely private, and is not overlooked by any other properties. There are lovely views across the stunning landscape of the Niccone Valley and the countryside of Tuscany and Umbria. The swimming pool and main garden areas are for the sole use of guests. |

The rental villa is on 2 floors with 5 bedrooms and 4 bathrooms. There are three double bedrooms (two of which are en-suite) and two twin bedrooms. The villa is laid out so that all the bedrooms are near a bathroom. Bed linen, towels and pool towels are provided at no extra cost. |
Downstairs
The fully equipped kitchen leads through an archway to the dining room and out to a large patio shaded with wisteria. The patio has a big wooden table and barbecue, making it perfect for al fresco dining and sitting out on warm summer evenings. There is also an en-suite double bedroom and twin bedroom with access to a bathroom on this floor. |

Upstairs
Stairs lead from the kitchen up to the living room with wood burner, sofas, easy chairs books, satellite TV, DVD player and DVD collection. The living room can also be accessed from a small loggia with outside steps and a wicker sofa. There are two double bedrooms (one en-suite) and another twin room on this level, the last two bedrooms share a bathroom off the same corridor. |

The property has four acres of land, mostly wild. Between the villa and the swimming pool is a large lawned area with a small wood to one side. The swimming pool is surrounded by a dense bay hedge and is gated to keep it safe for children, there is plenty of pool furniture for the use of guests. The garden has a barbecue and a table tennis table. |

| In the appropriate seasons you can soak in the wood fired hot-tub and gaze at the thousands of stars visible in the countryside darkness. |

There is about a kilometre of gravel road to the main valley road. The last third of a kilometre to the villa is used only by residents and guests of Ca' di Bracco and the occasional farm vehicle. The family owns a friendly, medium sized dog, Rocky. |

In 5 minutes you can be at the small village of Spedalicchio
which has a small but well supplied grocery shop and a bar.
