This luxury holiday villa on the Tuscany Umbria border has almost everything you could wish for: astounding views across Lake Trasimeno and the stunning landscape of Tuscany and Umbria, 3 en-suite bedrooms with designer bathroom fittings, a fully equipped modern kitchen, large swimming pool and outdoor jacuzzi with poolside bathroom, heating / air conditioning system, top quality furnishings, a near by trattoria and easy access to the main road.
The villa is newly built to the highest standard using traditional materials, the floors are newly laid with old terracotta tiles. In total there are four luxury bathrooms and a cloakroom / WC in the villa, three of the bathrooms are en-suite and the fourth is accessed from outside so that guests using the swimming pool do not have to enter the house.

The villa is on three floors and is built into a hillside high above Lake Trasimeno, consequently, the main entrance brings you onto the first floor, a beautiful, wide stone staircase gently spirals throughout the villa giving access to the other floors.
Ground Floor
The swimming pool and garden are accessed from this floor. There are two en-suite bedrooms with large double beds and luxury bathrooms on the ground floor, one has a mosaic tiled tub, both have huge walk in showers. The bedrooms have double beds and doors leading out into the garden. The garden can also be accessed from the bottom of the staircase so that other guests do not have to walk through the bedrooms. There is also a laundry room on this floor and a third bathroom (accessed from the garden) for the use of guests enjoying the pool area.
1st Floor
The main entrance to the villa is on this level. The spacious living room has seating for eight on sofas, a 32" TV and Playstation 2. The dining room is between the kitchen and living room and has access to a shaded balcony with an outdoor seating area and more amazing views across Lake Trasimeno.
The opening between living and dining room is formed by a half arch and both rooms share an enclosed fireplace built into the wall here. Next to the dining room is a fully equipped kitchen with double door "American style" fridge, walk in pantry and cooking island with 5 induction plates and 2 bar stools. The WC / cloakroom is also on this floor.
2nd Floor
The en-suite master bedroom is located at the top of the stairs, it has a large double bed, sitting area for relaxation, balcony with incredible views of Lake Trasimeno and luxury bathroom with designer sanitary ware (no tub, but the walk in shower is so big it has a bench you can sit on).
Tuscany Umbria Luxury Villa, Villa Padrone
This luxury villa is at the higher end of our price range (but still less expensive than those offered by others), this is reflected in the high quality finish, furnishings and superb views across Lake Trasimeno and the hills of Tuscany and Umbria. You can really holiday in style and comfort here and the villa makes a perfect base for exploring the towns and countryside of Tuscany and Umbria. The town of Tuoro sul Trasimeno is 10-15 minutes' drive away, as are the villages of Mercatale and Lisciano Niccone in the opposite direction.
There are two extra single beds that can be put in the villa for parties of up to eight.
There are many day trips possible from Villa Padrone to the surrounding historic and cultural centers of Umbria and Tuscany. Cortona is a twenty minute drive, and within an hour you can visit Perugia, Deruta, Assisi, Arezzo, Sansepolcro, Siena, Gubbio, Orvieto, Montepulciano and other hill towns. Florence is just over an hour by car or the fastest train.
