Downstairs is a well-equipped kitchen leading onto the large dining room. There is one double bedroom, a twin bedded room and a shower room/WC.
Also on the ground floor are a shower room with washing machine, a gym, and a large arched doorway to the garden.
The gym contains a multi-gym, rowing machine, cycling machine, eliptical cross-trainer, punch bag and free weights.
Looking onto the garden at the back is a second sitting room with snooker table, LCD TV with Sky Multivision, and 2 futons.
Upstairs is a spacious sitting room with sofa and double sofa bed, TV and stereo; opening onto a large loggia overlooking the garden and pool, the loggia seats 12 comfortably for outside dining. There are steps from the loggia to the pool area. There are 2 double bedrooms and a bathroom with tub and shower, a bedroom with bunk beds and a further shower room/WC.
The garden around the house and pool has lawns, mature trees, shrubs and flowers and the grounds rise extensively through olives and woodland. There is a stone barbecue with al fresco dining furniture and table tennis and the pool area has sun loungers. Inside the gates is a car-port for 2 or 3 cars.
Fonticchio di Sopra is at the end of a 2.5km gravel road which also serves other houses. It is a 15 minute drive to the villages of Mercatale and Lisciano Niccone.
