This luxury villa costs a little more than most of our houses, but when you consider the high standard of the furnishing, the fittings, the finishes and the large rooms, it really does offer incredible value.
It is probably the best villa of its size available for self catering. (Suitable for a handicapped person).
Its near the top of the hill so gets sun all day.
The view is looking down on the Niccone valley and to the hills and mountains of Umbria and the Marche.
Its between the villages of Tuoro (above lake Trasimeno) and Mercatale di Cortona, the Tuscany village at the head of the Niccone valley.
There is a restaurant closeby and others in the villages in both directions.
Ground floor. A splendid entrance hall has exits to the dining room, sitting room and a second sitting room that can also be used as a fourth bedroom with en suite bathroom.
The kitchen is magnificent : central island has five cooking hobs and two ovens, US style fridge with ice and water dispenser, two large double sinks, dishwasher, bread maker, washing machine and dryer and fully equipped with all cookery essentials and more.
The dining room has a large table and has french windows looking out on to the splendid view and pool.
The large sitting room has top quality sofas and is very comfortable.
The other sitting room sofa bed (queen size), chairs and TV. There is a full bathroom : shower, tub, WC, washbasin, bidet off this room which can easily be a bedroom suitable for a person who has difficulty with stairs.
Above are three bedrooms each with sitting room and full en suite bathroom.
Bedroom 1 is on one level - very big - king size bed, sofa and chairs, en suite bathroom with steps up to a large corner bath
Bedroom 2 has a sitting room on the entrance level with an en suite bathroom; open stairs go to a mezzanine floor with a queen size double bed.
Bedroom 3 has a queen size on the entrance level with an en suite bathroom; open stairs go to a mezzanine floor with a library and sitting area.
Two single people can be accommodated in either of these rooms as each also has a sofa bed.
The grounds have the 12 metre by 6 metre swimming pool, a wide paved area with loungers, covered swing seats etc. There is a barbecue with al fresco eating areas and a large lawned area. The house is in the middle of woodland but the views are magnificent.
The entire estate is well fenced with electric wrought iron entrance gates. It is 3.5 km from the main road on a asphalt and gravel road which ends at the house.
There are many day trips possible from Villa Forconi to the surrounding historic and cultural centers of Umbria and Tuscany. Cortona is a twenty minute drive, and within an hour you can visit Perugia, Deruta, Assisi, Arezzo, Sansepolcro, Siena, Gubbio, Orvieto, Montepulciano and other hill towns. Florence is just over an hour by car or the fastest train.
