This is a superb Luxury Tuscany Villa, renovated by American owners to a very high standard. The villa stands in a very large garden, as it is at the end of a road it has unbroken countryside surrounding it. The views are of the gentle hills typical of the foothills of the Appenines, the area is known as the Casentino and the villa is on the edge of the Casentino National Park, an area famous for castles, monasteries and thick forests that supplied timber to the shipyards and building sites of Rennaissance Tuscany.
The beautiful countryside of the Casentino is well north of our core area, the Niccone Valley on the Tuscany Umbria border. It is only fifteen minutes north from the Tuscan city of Arezzo from where there are regular trains to Florence (30 minutes on a fast train) and ten minutes to the outskirts of Arezzo, so stocking up on provisions is easy as there are many quality supermarkets and shops there. Also, there is a good restaurant in the nearest village just five minutes from the villa, but no shopping locally. Arezzo was one of the twelve allied Etruscan cities that were conquered when Rome expanded its control over the Italian peninsular. Many of its streets and buildings date to the medieval and Renaissance periods. Its famous works of art include the beautiful frescoes of Piero della Francesca in the church of San Francesco made more widely known in the film "The English Patient". The early scenes of "Life is Beautiful" were filmed mainly in Arezzo.
The large luxury kitchen is more than complete with an enormous range cooker - 4 hobs, electric griddle plate, gas oven and electric oven, dishwasher, microwave, coffee maker - all built-in - with a freezer in another area. Off the kitchen is a dining room with original stone fireplace and sitting area. One entrance to the house has been cleverly designed to incorporate the original bread/pizza oven. This area also has a washing machine. In the living room are an iPod connection and large screen TV (no reception) with DVD player.
Also on the ground floor is a double bedroom with a bathroom - shower, wc, 2 washbasins.
The gardens around the house and pool, and the ground floor of the house, are all wheelchair accessible.

The grounds have a deep swimming pool (11x5m) set in a terrace area from where the land falls away in grassy banks. There is a tree house and a "tyre" rope swing for teenagers up to 70 years old. Around the house there is enough level ground for kicking a ball around and for establishing different kinds of activity and relaxation. Volleyball and badminton available on the back lawn, and a croquet set.
This Luxury Tuscany Villa is well placed for visiting the famous towns of Tuscany and Umbria, the A1, the main north-south Italian motorway is easily accessible from the house; it is also ideally placed for touring the Chianti wine region. Florence, Siena, Arezzo, Cortona, Montepulciano (Tuscany), Perugia, Assisi, Gubbio, Todi, Orvieto (Umbria) and the towns of the Upper Tiber Valley and Lake Trasimeno.
