This is a very special place with a wonderful atmosphere. A real quality presentation. The owner lives in a castle near Perugia and his good taste and eye for quality infuses the estate. Meals are served in a rustic outdoor setting as guests wish in addition to the self catering.
The lavish grounds run to many acres, landscaped and lawned around the apartments. A luxury pool (50 feet by 23 feet) is set below the house. Its cascade construction means there is an unlimited panoramic view even from the pool. Four ancient stone buildings have been restored to a high standard to retain most architectural features to provide independent apartments (Belvedere House, the Palazzo, Daino and Capriolo).
All have elegant bathrooms and small kitchens - central heating is available if needed.

Large groups can take over one complete building and we have had bookings for the whole estate from very large groups for anniversary celebrations, wedding parties etc.
Three of the one bedroom apartments have sofas which convert into extra beds. It is in a magnificent setting, just off the ridge of the verdant mountain that runs from Lake Trasimeno in the west to the upper Tiber valley in the east. The views are of endless valleys and mountains stretching south into Umbria. Assisi is visible on the side of Monte Subasio.
All the apartments have great views, TV, telephone, and central heating.

On the ground floor of the Palazzo there is a computer with internet facility for the use of guests.
Meals are sometimes served in the dining room, prepared by an experienced chef.
There are a number of barbecue facilities. Lots of separate areas with outside dining tables etc as well as top quality loungers etc.
The owner runs a small bar and enoteca where home produced wine and olive oil can be bought and there is a well kept vegetable garden from which guests can help themselves. The owner is also very generous in the provisions he leaves in each apartment for arrivals.

Il Borgo Palazzo has four apartments (Tordo, Tortora, Fagiano and Lepre), three entered by the imposing main door and communal area. Lepre has its own separate entrance.

Belvedere House has three apartments (Pernice, Colombaccio, Beccaccia)

Pernice - two bedrooms (both double), spacious living room with kitchen area, bathroom. The kitchen has gas hob but no oven, ground floor (but the whole building is on the edge of a terrace so the views are as good as elsewhere).

Capriolo
Truly magnificent apartment or apartments.
Capriolo is across the lawn from the main house and is a former house and barn of one of the tenant farmers of the estate. It has been cleverly restored so that it can be a a very big three bedroom apartment that could sleep up to eight with three bathrooms or it can be two apartments with individual external doors as described below.
Capriolo Grande has a large salotto (about 10m square) with a large kitchen in one corner, dining area, seating and a sofa-bed. It has a beautiful ceramic wood stove. There are two double bedrooms and two bathrooms - one next to each bedroom. The external door is the old farmhouse entrance on the top of a short stone stair.

Capriolo Piccolo is a spacious studio apartment (large kitchen-living room with sofa-bed) and good sized bathroom. Capriolo has its own external door with a flight of stairs to the apartment. (Both apartments are on the upper floor the building, Grande is just a few steps up from the lawn.)
It is possible to divide Capriolo with firm wooden doors so that each of two apartments has one bedroom and a sitting room with sofa-bed. rates can be supplied.
