Stylish Two Bedroom Vacation Villa On The Tuscany Umbria Border, Italy
Located high above the Niccone Valley on the Tuscany Umbria border in the small hamlet of Civitella; Casa Sant’Anna has all the charm of a 400 year old Umbrian farmhouse. The eye-catching designer furniture, lighting and accessories including pieces from Moroso, Vitra, Hay, Paul Smith and Karman, combine to create a unique interior. It has easy road access and magnificent views across the Niccone Valley and beyond.
The house is detached, it is the highest property in the hamlet and, because of its elevation, the flower-filled garden and pool area are completely private and not over-looked, it is a few minutes drive from the village of Spedalicchio and is close to Bastia Creti, Molino Vitelli, Niccone and the town of Umbertide.
Casa Sant’Anna is an old stone built house with two bedrooms and a large communal living / dining area connected to the kitchen by an opening.
There are two double bedrooms and two bathrooms and the house sleeps up to five if a sofa bed in on of the bedrooms is also utilised.

The house is accessed from below via stone steps that climb up to a covered balcony where you will find the main entrance. The balcony has a comfortable bench where you can sit and admire the view. Upon entering you walk straight into the large open plan dining room / living room furnished with large dining table and a very large, comfortable right angled sofa. In the cooler parts of the year a fireplace can provide some extra warmth. To the left of the entrance is the opening into the kitchen which has access directly to the garden and an outside dining area. The fitted kitchen is well equipped with dishwasher, toaster, microwave, fridge freezer, gas hob and oven. Straight ahead from the entrance is the staircase leading to the upper floor. Bedroom 1 and bathroom 1 are on the lower floor at the back of the house. Bedroom 1 has a double bed, wardrobe, shelves and drawers. There is direct access to the garden via shuttered french windows from this room. A short corridor with extra storage space separates bedroom 1 from bathroom 1. This bathroom has a shower, bathtub, WC, bidet and sink.

The staircase to the upper floor divides left to bathroom 2 and right to bedroom 2. This bathroom has a bathtub with shower, WC and sink. The bedroom has a double bed and a sofa bed that can be used to accommodate an extra person, wardrobe and chest of drawers.
Swimming Pool and Garden
The well maintained garden is planted with Mediterranean shrubs such as lavender and rosemary. Directly outside the kitchen is a shady patio area with outside dining table and chairs. Stone steps lead up from here to the swimming pool, the pool is 10 x 5 metres and has a stone paved surround. There is plenty of shade around the pool and there are commanding views of the valley below.

Casa Sant’Anna is located in Umbria a few kilometres from the border with Tuscany. It is on the edge of a small hamlet of stone built houses called Civitella on the south facing side of the Niccone Valley. It is a short drive to the villages of Spedalicchio (where you find a small but well stocked shop) and Molino Vitelli, where you will find a winery and restaurant, I Girasoli di Sant’Andrea. There are many other restaurants in the Niccone Valley, the nearest are Calagrana, La Chiusa, Capannine di Sommavilla and Nonna Gelsa, there is also a very good restaurant / pizzeria called Mandriani a short drive away on the other side of the hill. The town of Umbertide is 20 minutes’ drive away and you will find larger supermarkets there, a lively weekly market and several restaurants.

The idyllic position of Casa Sant’Anna above the Niccone Valley is such that you may find it hard to leave. However, a treasure trove of Italian hill towns, Renaissance art, beautiful landscapes, superb restaurant food and great wine await those who are prepared to venture out for the day. Nearby you will find the towns of Montone, Cortona, Umbertide, Città di Castello, Sansepolcro, Perugia, and Assisi as well as Italy’s fourth largest lake, Lake Trasimeno. Slightly further afield you can visit Arezzo, Siena, Florence, Montepulciano, Spoleto and Orvieto.

Staying at Casa Sant'Anna was an utter delight... from its peaceful location in the Umbrian hills to the spacious and stylish interior of the house to the fragrant wonders of its gardens. We were fortunate to be the first rental guests. Finding the house was straight-forward using the instructions provided by Emma and Martin; about 45 minutes from Perugia's airport, with the last few kilometres ascent pleasingly on tarmac rather than the 'white roads' that so often greet you in such quiet quarters.The house is every bit as lovely as the gallery suggests, elegant in its simplicity but brought to life with some quirky eclectic furniture. Our arrival was greeted by some tasty treats and kitchen essentials that had been provided by the owners. Though nestled next to a few other charmingly rustic properties the rooms and layout of the gardens afford privacy and tranquility, with the biggest interruptions coming from vocal blackbirds, cuckoos and doves (no doubt cooing over the beauty of the views) and carpenter bees tracing vectors between lavender and rose bushes. Indeed Casa Sant'Anna's connection with nature is one of its most endearing features. Within a couple of minutes' walk from the house we met half an ark of furry foragers: wild boar, fox, shrew, red squirrel, badger, deer and - somewhat surprisingly in the wild - a family of kittens. Most evenings nightingales provided the soundtrack to our wide-eyed strolls.Walled towns like Gubbio and Citta di Castello (both less than an hour away) are well worth a visit; and there are some excellent restaurants in the valley below the house. Even so, we found it hard to tear ourselves away from the lavender and rosemary scented terraces, the perfect setting for al fresco dining and contented day dreaming.
