Casa Lucati is a luxury Umbrian farmhouse with adjoining tobacco barn. The property has 5 bedrooms and 5 bathrooms and sleeps up to 10 people. Casa Lucati is a beautifully renovated holiday home one kilometer from the Tuscany border above the Niccone Valley.

An old stone farmhouse and converted barn: it is comfortably and tastefully decorated and furnished with many antique pieces. It has magnificent views over the valley and the surrounding hillsides from every window.

The property has 4 acres of land, most of which is woodland but includes landscaped gardens around the house and an olive grove.

The property consists of two buildings a few metres apart. The large house, Casa Lucati, has 4 bedrooms and four bathrooms and the converted barn, Casa Jerika has a double bedroom with a bathroom.

The entrance of the main house is into a fully equipped kitchen (electric oven, gas hobs, dishwasher and refrigerator) with a traditional large fireplace leading into a comfortable sitting room with sofas.

From the kitchen are a few steps up to a handsome Tuscan style stone walled dining room with large refectory table.

From the sitting room is a large double bedroom with ensuite bathroom (with large tub, hand shower, WC and twin basins) and a twin bedded room (2 single beds) with its own bathroom (shower, WC, basin).
Upstairs is another twin bedded room (2 single beds) which leads through to a very spacious double bedroom. The smaller bedroom is most suitable for two children. There is a shower, basin and separate WC on this floor.
On the attractively tiled ground floor there is a large open-plan garden room with comfortable sofas and dining furniture, TV/DVD with a library of films and a bathroom with toilet and shower. Next door there is a games room with a ping pong table and a kitchen area for preparing light meals, with a marble topped work surface, refrigerator and microwave oven as well as enclosed washing machine and dryer. All windows in both houses have mosquito screens.

		The converted barn (Casa Jerika) has an attractive open-plan living room with lounge area, dining area including library and stereo system and a well equipped professional kitchen. There is a double bedroom and a bathroom with bath tub and shower.
The living room has French windows onto a large loggia with plenty of room for a large party to dine, a wonderful place for drinks, dining or just relaxing and admiring the view of the valley or watching the children in the pool. There is ample garden and pool furniture available for guests.

The swimming pool is 11x5m with solar heating that is paved all round. The gardens around the pool and in front of the houses are beautifully landscaped including a grotto by the pool and a number of areas suitable for al fresco drinks and dining. While there are neighbors behind the house, the positioning makes the two houses, garden and pool area completely private.

Casa Lucati is situated near the little church of San Lorenzo ( see photo). The property is 10- 12 minutes drive to Mercatale di Cortona which has excellent shopping. It is also within 35 minutes drive of Cortona and within easy access of Perugia, Assisi, Sienna and Florence. Wonderful walks start from the front door into beautiful unspoilt countryside.
