Casa del Lupo is our home in Italy, a large stone country house with wonderful views across the countryside of Tuscany and Umbria from every aspect. Its nearest neighbour is the old monastery of San Niccolo, now an occasionally used church. We are neighbours on the hillside to the estate of the Castle of Reschio. This holiday rental villa is a spacious three bedroom house on the Tuscany Umbria border that sleeps up to eight guests. There is a large garden and a 12 x 6 metre swimming pool heated with solar panels and kept warm with a heat heat retaining thermal cover, extending the swimming season from April to October in good weather. There are three floors in this villa, the upper floor forms a self-contained apartment with private garden which we use when we are in Italy and is not rented out. It has its own separate entrance at the back, made possible as the house is built on a hillside. The garden, swimming pool, and main part of the villa are private to guests.       The villa is on three floors, the ground floor is on two levels with a big sitting room running the full width of the house and opening on to a lawned area. A few steps up from the living room bring you to the open plan dining room and kitchen separated by a wide arch (additional cloakroom with WC and washing machine off to one side). The large kitchen has a gas cooking hob with five rings, an electric oven, fridge with large freezing compartment, microwave and dishwasher. The kitchen door opens out onto a patio with a gazebo. The ground floor is partially open plan except for the cloakroom. A broad staircase leads to the first floor with three bedrooms: a double bedroom with bathroom en-suite, a further, large double bedroom and a large bedroom with two single beds and a set of full size single bunk beds (one bed fixed above the other). These latter two rooms share a big family bathroom with tub and shower.     The upper floor forms a self-contained apartment which we use when in Italy and is not rented out. From the terrace outside the sitting room are superb views across the Pian di Marte where many Roman soldiers met their end fleeing from Hannibal's troops after the massacre at Lake Trasimeno in 217 B. C. Steps lead fom this terrace to the 12 by 6 metre pool with broad tiled area on the house side. The pool is heated by solar panels. Below this level the grounds of the house are a semi wooded area and a tiled table-tennis terrace.

We are in a hamlet called Val di Rosa centred on an ancient monastery now a church and three terrace houses which you pass on the way to Casa del Lupo. The house is quite private but on the edge of the community and close to others - a mixture of Italian and English owned homes. The nearest village with shops, banks, restaurants, cafes etc is Lisciano Niccone with its Tuscan neighbour Mercatale di Cortona - (they are separate places only because the Tuscany/Umbria border divides them; in reality, one big village). Lisciano is four kilometres from the house. There is asphalt road right to the house. The sitting room has TV with terrestrial and satellite reception, video, DVD and CD player. Casa del Lupo is an Umbria/Tuscany Villa rental home owned by David and Dilys Cordingley since 2003. They installed a big (12x6 metre) pool with solar heating panels.

The house was rebuilt from a complete ruin in 1994 so the house has some unusual features with much bigger windows and a more open plan than is usual in an old house conversion. It is a big house with a substantial sitting room on the lowest level and a
dining room and kitchen on a higher level. From here stone stairs lead to three bedrooms : a good sized double bedroom, a double bedroom with en suite bathroom and a room with two single beds and a further two, full single, beds stacked one on the other.
The very large bathroom has a shower and a tub.

The sitting room has TV with English language channels, DVD and CD players. The well ordered kitchen with good working surfaces has all that is needed on a self catering holiday.

Casa del Lupo is in Pian di Marte in Umbria, right on the border with Tuscany. The beautiful Niccone valley is over the hill to the north and the road to Lake Trasimeno and the Perugia-Siena superstrada to the south. Casa del Lupo is rented by Gorgacce Rentals

This Umbria villa has wonderful views over the Pian di Marte, surrounded by hills and woodland, some in Tuscany and some in Umbria the two regions of Italy which offer so much rich culture and history to the visitor. There are two nearby villages, one in Tuscany and one in Umbria providing for people on self catering vacations in Tuscany and Umbria. There are many local festivals including the village fêtes in the summer, the chestnut festivals in the autumn and the "living cribs" over the Christmas period - all traditions of the Tuscany/
Umbria border area of Italy.

Casa del Lupo is well located for touring both Tuscany and Umbria. The famous Tuscany hill town of Cortona, a real gem, is thirty minutes away. (Gorgacce Rentals also has two apartments for rental in the centre of this historic town.) The upper Tiber valley to the
east has many walled towns that have made this area so renowned. To the west, Siena is less than an hour's drive and in between are Montepulciano and Pienza. Orvieto is to the south, Perugia is about forty minutes and Lake Trasimeno is just over the hill. From the rail
station at Terontola-Cortona, even day trips to Rome are quite easy. Florence is about ninety minutes by car or by train. To the east lie the important Umbrian towns of Assisi, Spello, Spoleto, Gubbio and many others famed not only for their unspoilt, walled appearance and associations but for their wines, truffles olive oils and other delicacies.
