Externally there is a large lawned area with sunloungers etc. A small stone building has a barbecue and wood fired oven in the traditional Tuscan style.

Molinella is quite private but not isolated; there is a farmhouse visible from the grounds on a lower terrace. Between the two are some new buildings where the owner stores his wood cutting machinery which is not in used in the rental season. As well as being just a mile from the village of Mercatale di Cortona it is off the Cortona road (separated by a vineyard). Cortona is about a fifteen minutes drive. To the east is the whole of the Niccone valley with many restaurants and small villages, leading on to the famous towns of Umbria: Assisi, Gubbio, Todi, Spello, Spoleto and many other small and large gems of the "quattrocento" and earlier. From Cortona, you can continue into the heart of Tuscany but you will find the local area is beautiful and interesting.
