Casa Ospicchio is a beautifully converted schoolhouse located in the stunning Umbrian countryside close to the border with Tuscany. The villa has a spacious open plan top floor, the two bedrooms and bathrooms are located downstairs. This layout allows light to flood into the upstairs living space and for magnificent views across the Umbrian hills. The house is a modern living space whilst retaining many of the villa’s original features such as the wooden beams and open fireplace.

The villa is part of a small “borgo” of two buildings in an elevated position looking over a tranquil valley. The garden and pool have wonderful views across the Umbrian hills, it is possible to walk to an Etruscan Tomb hidden deep in the woods. Despite this peaceful rural location, the city of Perugia and small towns of Umbertide, Preggio and Castel Rigone are a short drive away from the villa. Within 20 minutes’ drive you can be on fast roads with access to all of Tuscany and Umbria.

Villa Layout
Upstairs
The villa has an airy and light open plan top foor. External steps from the parking area and garden lead into the living room where 2 comfortable modern sofas are arranged around the open fireplace. There is no television in the villa, a conscious decision by the owners who want to have a break from ordinary life when staying here. There is an ipod dock, a large collection of books and boardgames. In the middle of the room is a dining area and at the oppposite end a modern, but simple kitchen with oven, hob, small fridge with freezer compartment. The elegant stone staircase located here connects the top floor down to the lower level.

Ground Floor
The lower level of the villa can be accessed directly from an outside terrrace or via the internal staircase. On this level are both double bedrooms each with designer beds and orthopedic matresses. One bedroom has an en-suite bathroom with bath-tub, shower,WC, bidet and basin. The second bedroom has a bathroom across the corridor from its bathroom which has shower, WC, bidet and basin.

Garden and Swimming Pool
The gardens are set amongst terraced olive groves; guests are likely to find themselves drawn to the large deck around the pool and the al fresco dining area on the level above. The views from the garden are spectacular, it’s the perfect spot to relax and unwind over a long lazy lunch or dinner. The pool is salt water (no added chlorine), it measures 12x4m with built in steps and is beautifully landscaped.

The Tuscany Umbria Border
There are many day trips possible from this villa to the surrounding historic and cultural centers of Umbria and Tuscany. Perugia, the capital city of Umbria, is a twenty five minute drive, and within an hour you can visit Cortona, Deruta, Assisi, Arezzo, Sansepolcro, Siena, Gubbio, Orvieto, Montepulciano and other hill towns. Florence is around two hours by car.
There is a small grocery store within 5 minutes drive, otherwise the town of Umbertide, 15 minutes by car has many shops, suoermarkets and restaurants. 18 hole championship golf course at Antognolla is within 10 minutes’ drive.
