Casa Primula is a splendid Tuscany Villa / Farmhouse with swimming pool. It retains many traditional and rustic features whilst providing excellent facilities; situated on a hillside high above the picturesque Tuscan castle of Pierle which forms part of the view. From the house and pool are wonderful views of the surrounding hills and mountains with the ruined ivy clad castle below.
The villa is just ten minutes from the Tuscan village of Mercatale di Cortona which, together with the neighbouring Umbrian village of Lisciano Niccone, has three restaurants, cafes, banks, shops etc. From Pierle it is a 1.5 km drive up a well kept gravel road to the house. This is quite steep in places so for large groups we recommend using good saloon cars rather than a people carrier.
The villa has its own drive and is completely private. It is not isolated as there are groups of houses scattered along the road.
There are two new quality bathrooms and a kitchen with all expected facilities - wide gas cooking hob, electric oven, fridge-freezer dishwasher and even a wood-fired oven.
Casa Primula has 4 bedrooms :
On the ground floor are two doubles (one with an extra single bed) and with french windows onto the lawn. Up the original stone staircase are two further bedrooms, one with with two single beds and a bedroom with three single beds (there is also a folding bed which can be used in this large room).
In the sitting room there is also a sofa-bed. It easily takes ten people but it can take more depending on the type of group. There is a bathroom with shower on each floor.
The front door opens into a large living room the front half of which is a sitting area with sofas and armchairs and satellite TV. Beyond the original arch is the dining room with long dining table. This connects with the the kitchen (see above) which has plenty of storage space.
The kitchen opens out onto a back courtyard with a barbecue and outside wood oven. An out house here contains a laundry room with a washing machine.
The owners will come to the house on a Monday during your stay to cook an authentic Italian evening meal, bringing ingredients and wine at their own cost.
Outside is a lawned area and terracing with steps down to attractive pool area. Around the house are several tables and plenty of chairs for outside dining. The swimming pool is 10x5m, paved all around and furnished with sunloungers, umbrellas and a table. This year two shady pergolas are being added to the outdoor facilities.
