Quarata di Sotto has a spectacular position, high above the Niccone Valley with wonderful views and complete peace and privacy. The house has large grounds including lawned areas and woodlands. It is 10 minutes by car on well made roads to the village of Spedalicchio. Because of the open stairways and outdoor terracing the property is not recommended to guests under 8 years old.

Ground floor
The ground floor living area is open plan over 3 levels The kitchen area is on the highest level with broad stairs down to the dining area and further stairs from there to the sitting room. There is one double bedroom suite on the ground floor reached by a short flight of steps from the kitchen area.

Kitchen
The front door opens into the kitchen, which has been recently fitted. There is a large cooker with 6 ring gas hob and large gas oven, good-sized fridge freezer, dishwasher and wide sink, plenty of work surface and cupboard space. The utility room just off the kitchen offers a further fridge and a washing machine. The pergola covered eating area (seats 10) right outside the kitchen door offers views over the Niccone valley.

Dining room and sitting room
The dining area has a large table and chairs for 10 people. The sitting room has easy chairs and a sofa, open fireplace and two sets of French windows opening onto a large shady veranda with outdoor dining furniture and leading to the garden and pool area.

Ground Floor bedroom
Steps off the kitchen lead to a double bedroom with glazed door opening on to the breakfast area. It has its own bathroom with WC, bath and handheld shower.

First Floor bedrooms (3 en-suite bedrooms)
The first floor is reached by a staircase from the kitchen area, the other three en-suite bedrooms are located here. The master bedroom has double aspect views and ensuite bathroom with bath, separate shower, basin and WC. A corridor leads to 2 further bedrooms, one twin-bedded with ensuite shower, WC and basin. The other with twin beds and a day bed also with ensuite shower and WC. All bedrooms have wardrobes and/or chest of drawers.

Pool area and gardens
The pool is down a short flight of steps from the verandah and so is easily observed from there. It is approximately 12 x 4m and has inbuilt steps to the shallow end, then shelves to a greatest depth of 1.45m. It is paved around with a pergola to one end and many sun-loungers. Under the shady veranda adjacent to the house is seating and BBQ for outside dining, a table football set and table tennis. There is also a badminton/volleyball net in a shaded area by the pool. The property has plenty of parking space.
