A large villa on the Tuscany Umbria border with big swimming pool and tennis court, this house is for a maximum of eight people. Casa Riozzo is a bigger house and has more extensive garden than many villas that take more people. This is because the villa was once used as a family home by the owners. It is accessed by 2 km of paved road up from the Niccone Valley, a short stretch of fairly level unpaved road then takes you to the villa. There are fantastic views of the beautiful Tuscany Umbria border from Casa Riozzo.
Driving into the property, the villa and parking area are ahead with the swimming pool above to the right. To the left, lockable gates to the villa, a lawned area leading down to the tennis court, and other garden areas shaded by trees. The main door leads into a well furnished sitting room (sofa, chairs, table, satellite TV, CD and DVD player). A games room with pool table is off to the right; to the left is a bathroom and modern kitchen with washing machine, dishwasher, electric oven, gas hobs, fridge and freezer.
Also on the ground floor is a double bedroom.
On the upper floor, a double bedroom with
en suite bathroom, and two spacious bedrooms with two single beds in
each. There is also a cloakroom with WC and basin and a study with sofa.
At the end of the upper hallway is a picture window and a stair that
leads directly to the garden terrace.
The swimming pool complex is separately fenced, hedged and gated, with open railings at one end to enjoy the extravagant view across the countryside of Tuscany and Umbria from a raised terrace. At one end is an outdoor covered suite with ample furniture that is attached to a fully fitted kitchen (including dishwasher, microwave, fridge etc) and a luxury bathroom with jacuzzi, shower and WC.
The swimming pool is fourteen metres by five metres (46ft by 17ft) with sunken steps at the shallow end and conventional pool steps at the deep end. There is a motorised summer cover to keep the water warm over night.
The tennis court is in an adjoining part of the garden and has high fencing and flood lighting. Casa Riozzo is within easy reach of Cortona, Perugia, Assisi, Gubbio, Lake Trasimeno, Orvieto, Todi, Montepulciano, Arezzo and the towns of the Upper Tiber Valley. Siena is forty minutes and Florence takes 80 minites by car or train. The near locality has a lot to offer, as well as the stunning scenery, dotted with medieval towns and castles, there are superb restaurants, villages, markets and shops.
Booking deposit is £400 per week, rest due six
weeks before rental.
Bed linen, towels (including pool towels) are included in the price.
Returnable housekeeping (damage, telephone) £100 a
week.
