| Built in the classic Umbrian style with exposed chestnut beam ceilings, thick stucco walls and hand made terracotta floor tiles, La Rondinaia consists of three bedrooms, three ensuite bathrooms with enclosed showers, a large modern farm kitchen with separate dining area, and a large sitting room surrounding a massive stone fireplace. |

Two bedrooms each contain a wrought iron queen size bed and traditional furnishings, while the other bedroom has a pair of twin beds to comfortably accommodate a party of 6 persons. |

The kitchen is equipped with a large refrigerator, dishwasher, five-burner gas cooktop, convection oven and state of the art cookware. There are CD and DVD players for guests’ entertainment. The laundry room contains a front-loading washing machine. |

La Rondinaia is situated on three serene and panoramic acres landscaped with lavender, herbs, olives and cypresses adjoined by oak forests, affording complete privacy for its 10 x 5 metre swimming pool. A traditional vine covered pergola and expansive brick patio equipped with wood and wrought iron table and chairs provide guests the opportunity to dine alfresco.

Pietralunga, the lively walled medieval hilltown, which serves as the local commercial centre, is only 8 kms away. It has two bakeries, two supermarkets, a butcher shop, a bank and several charming restaurants. One restaurant, La Locanda del Borgo, is featured in the Gambero Rosso guide, and it is here that the owners of La Rondinaia have arranged wi-fi use for guests. |

| La Rondinaia is ideally positioned for daytrips to the surrounding historic and cultural centers of Umbria and Tuscany. Medieval Gubbio and Citta di Castello are a scenic twenty-five minute drive away. |

| Perugia, Assisi, Deruta, Cortona and Sansepolcro are all less than an hour to the south and north. Florence, Siena, Arezzo, Montepulciano and Pienza may be reached within a ninety minutes drive. |

Drivers to any of these cities can use scenic country roads or super highways. Even Rome can be explored as a daytrip, reachable within two and a half hours.
The owners provide a welcome basket and in addition, the housekeeper will do some extra shopping for your arrival. |

La Rondinaia is a top quality, luxury Umbria Villa rental home with pool, restored from
a farmhouse to a high standard for self catering holidays in Umbria.
The house is finished with lots of original stonework and is all one would expect from a
luxury Italy villa rental. It has a commanding position with long views of the Umbria
mountains and Tuscany to the west.
The near town is Pietralunga - a walled hill town with shops restaurants and cafes. It is
north of the more famous Umbrian towns of Assisi and Gubbio which are easy to reach by
car. Gorgacce Rentals also rents a town house and apartments in Spello, the beautiful hill
town built on the same mountainside as Assisi. To the west of La Rondinaia the road
arrives in the upper Tiber valley where a fast divided road links to all Umbria and into
Tuscany.
The striking feature of this self catering, luxury villa is the terrace looking out over the
garden and pool to the stunning views.
The terrace has good quality garden furniture where guests spend a great deal of time,
relaxing, eating and taking in the peaceful ambience. Below is the pool with landscaped
garden features kept in the Tuscany villa style There are three bedrooms and three
bathrooms. As expected in a self catering Italian villa it has a well equipped kitchen : a
large refrigerator, dishwasher, five gas rings, convection oven and top quality cookware.
The sitting area has DVD and CD facilities.
La Rondinaia is located in the north of Umbria with the town of Città di Castello and the
towns of Tuscany to the west with region of Le Marche to the east. South are all the
beautiful and historic towns of Umbria, the green heart of Italy. The local town of
Pietralunga is still unspoilt by too much tourism though the local people are well used to
foreign visitors. It can provide all the facilities needed for a self catering vacation.
