Santa Rosa is a beautiful spacious house situated on the private estate of La Tenuta Le Coste, near Moiano in Umbria close to the Tuscan border.

The house is on 3 storeys with the living accommodation on the 1st and 2nd floors but because it is built into a hillside there is ground level access from several rooms on the 1st floor. The house is wonderfully spacious with a beautiful garden.

The gated driveway sweeps down to the front door on the ground floor and opens into an entrance hall. Stairs lead to the 1st floor which is largely open plan. To the right is the sitting room and to the left the kitchen/breakfast room. The sitting room has 2 sofas and several easy chairs, a fireplace with wood-burning stove and a CD player. A doorway leads to a formal dining room with chairs and table to seat 8. French windows from the sitting room open onto a shady outside terrace with large dining area and through to the garden areas.

The kitchen is a large room with a long dining table with chairs. There is a 6 ring gas hob and large electric oven, dishwasher, fridge freezer and microwave. A door leads to a small loggia with steps down to the garden and jacuzzi area. Off the kitchen is the TV room/Study. The satellite TV has several English language channels, there is a DVD player and a selection of DVDs, videos and books. There is a sofa and easy chairs. Also on the 1st floor is a cloakroom with the dishwasher.

On the 2nd floor are the four bedrooms
Bedroom 1: Master bedroom. Large double bed, sofa and chair, through to large dressing area with fitted wardrobes and then through to ensuite bathroom with large walk in shower, WC and basin. from the dressing area there is also a door onto a loggia.

Bedroom 2 has twin beds and bedroom 3 can be either double or twin bedded, they share the family bathroom which has bath tub, basin, bidet and WC.

Bedroom 4 has a standard double bed and ensuite bathroom with shower, WC, basin.

Outside the garden is on several terraces. The terrace on the level with the first floor of the house is filled with flower-beds with paths of gravel winding between them. There are 2 outside dining areas. The first dining area from the sitting room has a large table and comfortable chairs under a pergola next to a walled pond and delightful planting. On the other side of the house also at this level are more flower beds and the jacuzzi area. A higher terrace has the second dining area under a vine covered frame where there is a pizza oven and a barbecue.

The house is situated in the private farming estate "la Tenuta Le Coste". The estate is a nature reserve and has about 16 properties situated on it most of which are privately owned. The estate has 3 swimming pools and 2 tennis courts which are always available for the use of guests at Santa Rosa.

The nearest 2 pools to Santa Rosa are a short drive away (or a 15 minute walk). The two pools are situated together in a large lawned area with olive trees that is fenced all around. There are fixed umbrellas and many sun-loungers and chairs, at the entrance are changing rooms and WC. The pools both are approximately 14x8m. In a separately fenced area next to the pools is a children's playground with slide, swings see-saws, etc.

Santa Rosa is right on the Umbria-Tuscany border close to the Umbrian town of Chiusi which has direct trains from Rome. The village of Moiano is a few kilometres away and has shops and restaurants. The lakeside town of Castiglione del Lago has supermarkets, a weekly market and more restaurants. Lake Trasimeno and the beautiful town of Citta della Pieve are close by, other Umbrian towns such as Orvieto, Perugia, Gubbio and Assisi are within one hour's drive as are the Tuscan towns of Montepulciano, Montalcino, Pienza and Siena (and the area of Chianti). The house is within one and a half hours drive of Florence or Rome or either city can be visited by train.
