Sommavilla is high above the beautiful Niccone Valley. The two rental properties are part of an organic farm, set in wooded hills with views of several ancient castles and the stunning landscape of the Tuscany Umbria border. Exclusive to the rented properties are extensive lawned meadows and a superb large swimming pool (14 by 7 metres) that is completely fenced in. The rented property is in two parts, La Cantina (the lower part of the main villa / farmhouse, sleeps 8/9) and Casa Ragazzi (a separate small villa that sleeps 6), both can be rented together to sleep a total of 14/15 people.

The organic farm has a shop / restaurant below in the Niccone Valley where the road to the property joins the main road. Guests can have meals there at 10% discount. The Farmhouse (upper floor of main building) is the home of the owners. They do not use any other part of the property which is solely for guest use.

The Cantina (lower floor of main villa / farmhouse)

The Cantina is the ground floor of the main farmhouse. There is a wide covered terrace for al fresco meals and lawned garden. The large space of the main room is divided by beautiful arches that form alcoves which can be closed by full length curtains as desired. At the back is a double bed, the middle part has a double sofa bed, and the area near the terrace has spacious sitting and dining areas. A single bed is also available. TV with satellite reception and DVD player.

The kitchen is off the main room and has cooker, fridge, table, utensils crockery etc. From this is a small hall and a large bathroom with 2 basins, WC, bidet, bath with hand shower, and an additional cloakroom with WC and basin. A room with washing machine is off the bathroom.

From the small hall is another bedroom with a double and a single bed. This has French windows to the garden. A further bedroom with small double bed (one and a half size) has an ensuite bathroom with bath and shower into the bath, WC, basin and bidet. A cot and high chair are available if needed.

The Cantina is suitable for 2/3 couples plus children, maximum nine/ten people.

Casa Ragazzi Casa Ragazzi is a separate small villa about fifty metres from the main building with its own fenced, lawned garden. Living room/kitchen with traditional fireplace; two bedrooms both with a double and a single bed.

		The bathroom has a shower. Very good quality house with plenty of space. Can sleep up to six.
Sommavilla is ideally located for touring the famous Italian regions of Tuscany and Umbria. Florence, Siena, Cortona, Arezzo, Montepulciano (Tuscany), Perugia, Assisi, Gubbio, Spoleto, Todi and Gubbio can all be visited as day trips as well as the towns of Lake Trasimeno (Passignano, Castiglione del Lago, Panicale, Paciano etc.) and the Upper Tiber Valley (Sansepolcro, Citta di Castello, Montone, etc.)
