1. Rentals go from 4pm (16.00) on the first day to 10am (10.00) on the last day.

2. The booking is taken on the understanding that the numbers of guests will not exceed the stated maximum.

3. The booking deposit is needed to confirm the booking. Neither the booking deposit or the full rental are refundable. Full payment is due 2 calendar months prior to the rental.

4. Where a damage deposit has been paid, this will be refunded as soon as possible after we have been notified by the owner or caretaker of the property that all is well. Reasons for deductions from deposit can be : damage, extra cleaning, telephone calls, late departure.

5. After full payment we will send a receipt, directions and a local map by post, email or both.

6. We give guests Italian phone numbers to be used in the unlikely event of a problem at the villa. At the end of the stay we will not discuss matters not previously referred to us.
