Villas Sharing A Pool, Always Rented To The Same Party
Borgo Ospicchio comprises Casa Ospicchio and Villa Vetusta that be rented together by large parties (up to 13 people) to provide accommodation for one group. The two villas share a pool and have extensive grounds with a children’s playground and table tennis, inside Villa Vetusta there is also a pool table.
The 12 x 4m pool has a wide wooden deck with sun loungers and the gardens above are terraced. Between the two villas there is a large paved area, below Villa Vetusta there is a wide grassy area where you will find the table tennis. There are magnificent views across the Umbrian countryside and the location is peaceful and relaxing.
Casa Ospicchio is a beautifully converted schoolhouse situated in the Umbrian countryside close the border with Tuscany. The villa has a spacious open plan top floor, the two bedrooms and large bathrooms are located downstairs. This layout allows light to flood into the upstairs living space and for magnificent views across the Umbrian hills.
Villa Vetusta is an old farmhouse and is adjacent to Casa Ospicchio, there is a wide paved area between the two properties. Recently restored by the Italian couple who look after both properties, the house shares Casa Ospicchio’s pool. The rental arrangement is such that the pool will never be shared by separate parties and both houses can be rented together.

Upper Floor: Open Plan Living / Dining Room / Kitchen
Casa Ospicchio has an airy and light open plan top floor. External steps from the garden lead into the living room where two comfortable modern sofas are arranged around the open fireplace. There is an i-pod dock, a large collection of books and boardgames. In the middle of the room is a dining area and at the opposite end a modern, but simple kitchen with oven, hob, small fridge with freezer compartment. The elegant stone staircase located here connects the top floor down to the lower level.
Ground Floor: 2 bedrooms, 2 bathrooms
The lower level of the villa can be accessed directly from an outside terrace or via the internal staircase. On this level are both double bedrooms each with designer beds and orthopedic matresses. One bedroom has an en-suite bathroom with bath-tub, shower, WC, bidet and basin. The second bedroom has a bathroom across the corridor from its bathroom which has shower, WC, bidet and basin.
Villa Vetusta Layout
First Floor: Kitchen, Games Room, Living Room, Twin Bedroom, Double Bedroom, 2 Bathrooms
All the rooms except one double bedroom are on the first floor (the 2nd double bedroom is on the second floor). External steps lead up from the terrace to the entrance which leads into the games room equipped with pool table. To the right of the games room is the fully equipped kitchen (dishwasher, microwave, toaster, fridge freezer) with chairs and table. To the left of the games room you enter a large living / dining room with a beautiful exposed beam ceiling, large dining table and comfortable sofas. At the back of the games room are the entrances to the bedrooms and en-suite bathrooms. The rear right hand door leads into a bedroom (double bed with en-suite bathroom, shower in bathtub, WC, bidet and washbasin). The rear left hand door leads into the twin bedroom, again with en-suite bathroom (shower in bathtub, WC, bidet and washbasin). Stairs lead up from the twin bedroom to the double bedroom above.
Second Floor: Double Bedroom
You have to enter the twin bedroom to access the double bedroom above. Stairs lead up to this fully enclosed bedroom that shares the en-suite bathroom below.
Garden & Swimming Pool
The gardens are set amongst terraced olive groves; guests are likely to find themselves drawn to the large deck around the pool and the al fresco dining area on the level above. The views from the garden are spectacular, it’s the perfect spot to relax and unwind over a long lazy lunch or dinner. There is a large terraced area between the two houses that also forms a small terrace at the back of Villa Vetusta, perfect for evening drinks with a view.
There is a children’s play area near the car park (climbing frame, swings) and also table tennis. The 12 x 4 metre swimming pool has a salt chlorinator and is resin lined. It has a wide wooden deck on three sides with sun-loungers and large umbrella for shade. If this isn’t enough to keep your family entertained, there is also a table tennis table on a terrace below Villa Vetusta.

Beautiful, secluded houses & grounds and a great pool. The property is within easy reach of some wonderful cities. Comprised of two separate houses joined by a huge courtyard (lots of outside lighting allowing us to eat outside in the evening.) We stayed in one house and my parents in law in the other...ideal to have had that bit of extra privacy. We did an easy day trip to an organic vineyard in Montepulciano for tour in morning then lunch (Salcheto) and stopped in Siena in the afternoon. Enjoyed the undiscovered Citta di Castello also, which was even closer to home. My father in law and I squeezed in an afternoon round of gold at Antognolla pay & play also the day before leaving, 10 minutes from the house only. A very special part of the world. Highly recommended.
