Villa Description



Casa del Lupo is a villa with wonderful views across the countryside of Tuscany and Umbria from every aspect. This holiday rental villa is a generously sized three bedroom house on the Tuscany Umbria border, it sleeps up to eight guests. The villa has a large garden with a 12 x 6 metre swimming pool on a terrace below the house.

The pool is heated with solar panels extending the swimming season from April to October in good weather. There are wonderful views with the pretty hilltop villages of Preggio and Castel Rigone visible on the surrounding ridges. Casa del Lupo is the last house in a small picturesque hamlet consisting of a stone built church and a row of houses adjacent to the church. Casa del Lupo is above the hamlet and completely prvate. There is tarmac road to the gates of the house.

Villa Layout

There are three floors in this holiday villa, the upper floor forms a self-contained apartment with private (and totally separate) garden which the owners use when in Italy; the apartment is not rented to holiday makers and the owners do not use the pool when guests are present. The owner’s apartment has its own entrance at the back, made possible as the house is built on a hillside. The garden, swimming pool, and main part of the villa are private to guests.



Ground Floor

The ground floor is open plan and on two levels. The main entrance leads into a big sitting room that runs the full width of the house. The sitting room has TV, video, DVD and CD player. A few steps up from the living room bring you to the open plan dining room and kitchen separated by a wide arch (additional cloakroom with WC and washing machine off to one side). The large kitchen has a gas cooking hob with five rings, an electric oven, fridge with large freezing compartment, microwave and dishwasher. The kitchen door opens out onto a patio with a gazebo, ideal for al fresco breakfasts and dining.


First Floor 

3 bedrooms, 2 bathrooms (1 en suite)

A broad staircase leads to the first floor with three bedrooms: a double bedroom with en-suite bathroom, a further, large double bedroom and a large bedroom with two single beds and a set of full size single bunk beds (one bed fixed above the other). These latter two rooms share a big family bathroom with tub and shower.

Second Floor 

As stated above, the upper floor of the villa forms a self-contained apartment which the owners use when in Italy; it is never rented out. It has its own separate entrance at the back, made possible because the house is built on a hillside. The garden, swimming pool, and main house are private to guests.

Garden and Swimming Pool

The guests’ garden is on two levels. Immediately around the house are the outside dining area next to the kitchen and a lawn (with table tennis and another outdoor dining table) at the front of the holiday villa. From the lawn there are superb views across the Pian di Marte (a wide valley) where many Roman soldiers met their end fleeing from Hannibal’s troops after the massacre at Lake Trasimeno in 217 B.C. Steps lead from the lawn to the 12 by 6 metre swimming pool with a wide paved terra-cotta  surround. There are plenty of lightweight good quality sun loungers with head shades and two shady pergolas with more views across the valley. The swimming pool water is heated by solar panels. Below the pool area, the grounds of the house are semi wooded.

Location of Holiday Villa, Casa del Lupo

Casa del Lupo is in a hamlet called Val di Rosa centred on an ancient monastery. The monastery is now a church and three terraced houses which you pass on the way to Casa del Lupo. The house is private but on the edge of the community and close to others – a mixture of Italian and English owned homes.The nearest village with shops, banks, restaurants, cafes etc is Lisciano Niccone in Umbria with its Tuscan neighbour Mercatale di Cortona nearby – (they are separate places only because the Tuscany/Umbria border divides them; in reality, one big village). Lisciano Niccone is four kilometres from the house. In the other direction you come to the village of Castel Rigone, high above Lake Trasimeno, again you will find restaurants, a bar and a small supermarket (open Sundays). There is asphalt road right up to the guests’ parking area at the entrance to the holiday villa.

Visit Tuscany & Umbria from this villa

There are many day trips possible from Casa del Lupo to the surrounding historic and cultural centers of Umbria and Tuscany. Lake Trasimeno is a 15 minute drive away, Cortona and Perugia are thirty minutes, and within an hour and a half or less you can visit Assisi, Siena, Arezzo, Sansepolcro, Todi, Gubbio, Montefalco, Spoleto, Orvieto, Montepulciano and other hill towns. Florence is just under 2 hours by car or just over an hour on the fastest train (the station is about 25 minutes away).

We loved our time at this house, beautiful views, large pool and a great location, it's a short drive through magnificent scenery gets you to Lake Trasimeno in one direction or the villages of Lisciano Niccone and Mercatale in the other, great for a morning cappuccino, shopping or evening meal.

Lovely Week

We had a lovely week and it's a super spot there; very peaceful - and a wonderful display of nature and wildlife, with the boar, deer and fireflies all wonderful to see.

A great house

Casa de Lupowas lovely.

The pool is amazing and the fact that it is cleaned daily needs marketing +++ as many are not!mThe rooms and kitchen were well equipped and well organized. The beds were comfortable. The wifi was great and reliable. The lounge layout is good and we made use of the TV. The wine tasting evening we had with Martin was excellent. The evening meal that Palomino prepared was superb and great value, thank you so much for organising this.

Very enjoyable

We really enjoyed our stay at the House. Lots of room and a fantastic setting. The pool was great and the pool heating made such a difference. Enjoyed the bells of the church at 7.30pm.

A perfect location and house

We enjoyed staying at Casa del Lupo. It's roomy and comfortable and suited our needs. The countryside is beautiful and the flowers at the villa are lovely. We didn't use the pool much as the weather for most of the time we were there wasn't that hot. Still, it was good to have it available for a refreshing dip after a day of traveling. And the weather was perfect for driving and walking in the hill towns. We had a great holiday. Thanks so much for all your help as well as Emma's and Martin's.

Two of the events we really enjoyed were the vineyard tour and wine tasting that Martin conducts and the cooking classes with Alberto that you advertise on your website. We would recommend these two events to anyone. Thanks also for refunding the deposit. It has been a pleasure doing business with you.

We all greatly enjoyed our stay at Casa Lupo, the Villa exceeded all expection with its beautiful tranquil setting and comfortable well equiped interior. The garden and pool were a delight.

Amazing beautiful villa

Casa Del Lupo is a beautiful villa which we visited in August 2012 for a two week family holiday. The pool is a perfect size for a family, and was well used by our family when the weather was hot! The owner and family could not have been more helpful when seeking advice, regarding days out, and the welcome pack provided all the info we needed as the area is new to us. The accommodation is very comfortable, and made for a perfect holiday. We're saving for our return, and hope to make this a regular holiday!
