Villa Padrone is a luxury holiday rental villa with pool and incredible views of Lake Trasimeno. As well as the infinity edge swimming pool, there is an outdoor jacuzzi, air conditioning and the property is gated and fenced. This luxury villa is justifiably at the higher end of our price range.

The higher price takes into account the infinity pool, the high quality finish, furnishings and superb views across Lake Trasimeno and the hills of Tuscany and Umbria. The villa is exclusively available for holiday lettings all year round with Gorgacce Rentals.

Villa Description


This luxury holiday villa on the Tuscan-Umbrian border has almost everything you could wish for: astounding views across Lake Trasimeno and the stunning landscape of Tuscany and Umbria, 3 en-suite bedrooms with designer bathroom fittings, a fully equipped modern kitchen,  a large mosaic-tiled infinity swimming pool and outdoor jacuzzi with poolside bathroom, heating / air conditioning system, top quality furnishings, a nearby trattoria and easy access to the main road. The villa is newly built to the highest standard using traditional materials, the floors are newly laid with old terracotta tiles but the modern layout of the living areas also creates a light and spacious interior.

In total there are four luxury bathrooms and a cloakroom / WC in the villa, three of the bathrooms are en-suite and the fourth is accessed from outside so that guests using the swimming pool do not have to enter the house. The villa is on three floors and is built into a hillside high above Lake Trasimeno, consequently, the main entrance brings you onto the first floor, a beautiful, wide stone staircase gently spirals throughout the villa giving access to the other floors.

There are two en-suite bedrooms with large double beds and luxury bathrooms on the ground floor, one has a mosaic tiled tub, both have huge walk in showers. These 2 bedrooms have double beds and doors leading out into the garden. The garden and pool can also be accessed from the bottom of the staircase so that other guests do not have to walk through the bedrooms. There is also a laundry room on this floor and a third bathroom (accessed from the garden) for the use of guests enjoying the pool area.

Living room, dining room + balcony with outside dining, kitchen, wc washroom

The main entrance to the villa is on this level. An entrance hall leads through to a spacious living room that has seating for eight on comfortable but very stylish, sofas and chairs. There is a 32″ TV in the living room. The dining room is between the kitchen and living room and has access to a shaded balcony with an outdoor seating area and more amazing views across Lake Trasimeno. The opening between living and dining room is formed by a half arch and both rooms share an enclosed fireplace built into the wall here. Next to the dining room is a fully equipped kitchen with double door “American style” fridge, walk in pantry and cooking island with 5 induction plates and 2 bar stools. There is also a WC / washroom on this floor of the villa.

The en-suite master bedroom is located at the top of the stairs, it has a large double bed, sitting area for relaxation, balcony with incredible views of Lake Trasimeno and luxury bathroom with designer sanitary ware (no tub, but the walk in shower is so big it has a bench you can sit on).

Swimming Pool & Garden

The garden is completely fenced in and has electrically operated gates. From the house, it  can be accessed from two levels, the ground and first floors. There are several outdoor areas for dining, one in the garden directly from the kitchen and another on the large shaded balcony from the dining room. The ground floor bedrooms have french windows and there are more tables here where you can enjoy a drink along with the view. The infinity edge and mosaic tile lined swimming pool is deep enough for diving. The pool has a wide stone paved surround with high quality sun loungers and umbrellas. The view of Lake Trasimeno across the infinity edge of the pool is quite astounding.

Next to the pool is a jacuzzi, like the pool this is lined with mosaic tiles. The jacuzzi can be heated at extra cost, this should be booked in advance. There is a thermal pool cover to keep the heat in when it is not in use.

Visit Tuscany & Umbria From Villa Padrone

You can holiday in style and comfort here and the villa makes a perfect base for exploring the towns and countryside of Tuscany and Umbria. The town of Tuoro sul Trasimeno is 10-15 minutes’ drive away, as are the villages of Mercatale and Lisciano Niccone in the opposite direction. There are many day trips possible from Villa Padrone to the surrounding historic and cultural centers of Umbria and Tuscany. Cortona is a twenty minute drive, and within an hour you can visit Perugia, Deruta, Assisi, Arezzo, Sansepolcro, Siena, Gubbio, Orvieto, Montepulciano and other hill towns. Florence is just over an hour by car or the fastest train.

We really enjoyed our stay at Casa Padrone, the house is luxurious, well equipped and has incredible views over Lake Trasimeno, we loved swimming in the infinity pool.

There is nothing not to like about Casa Padrone. It's impossible not to be overwhelmed by the views, not to rave about the bedrooms and bathrooms. It is spacious, modern, clean and well-looked after, everything worked perfectly. The pool is enormous but even in May it was warm (we had paid for heating). We all felt so privileged to stay here. We had excellent help from Emma and from Oscar before and during our stay.

We absolutely loved the house and area, we moved home a few days before we arrived so were really ready for a relaxing break. We thought Oscar was very friendly and informative.

Lovely House

The house was lovely, if only the kitchen here at home was in as good a condition as Villa Padrone!

We had a wonderful holiday and because the house and views were top notch, we probably visited fewer places than I'd planned beforehand. The house is without the nicest one we've rented in Tuscany and the views are stunning. I'm glad that we did more touristy things in our first week. I guess the bathrooms were one of the best features of the house.

Lovely Casa Padrone

Yes, we had a lovely time at Villa Padrone - we especially enjoyed the pool, jacuzzi and the view. We visited Cortona, Montone, Gubbio and Perugia (Martin's walking tour from his book (which I had on my kindle) was brilliant) and often ate in restuarants recommended in the villa literature which were very good.. We thoroughly enjoyed the wine tasting evening and would definitely recommend it. the wine we ordered has arrived today! Oscar was very helpful when we had queries.

A wonderful time

We had a wonderful time and really appreciated the “old world” charm of the place but with modern/new design (i.e. the house was recently built but with the old style look). Our favorite town to visit was Assisi. I’ve seen numerous churches around the world and nothing compares to the one there. While in the old town of Assisi, we ate at La Locanda Del Cardinale and it was probably our best meals while in Italy. When we come back to Italy, we will definitely look to stay at one your listings.

Really wonderful

We enjoyed the stay very much, the house was just wonderful and everything worked very well during our stay.

We visited some lovely medieval towns in Tuscany and Umbria, but we did not visit Assisi and Perugia this time, so we'll be back - maybe next summer.
